OUR POLICY

Our goal is to provide our tenants with a safe, secure, well-maintained, drug free environment and we work diligently to do so.

In the search for tenants, we look for someone who is financially responsible as well as appreciates our goal. In order to evaluate prospective tenants, we conduct the following procedures:

1. A research into the prospect's credit history - through the National Tenant Network.

2. A check into the county records to see if the prospect has ever been evicted from a prior  apartment/house.

3. A call to the prospect's employer's to verify employment.

4. A call to the prospect's prior landlords to verify tenancy.

In addition, for Section 8, Oakland Housing Authority applicants:

5. A review of the tenant's Section 8 file which would indicate past rental history. Note: It is important that a Section 8 applicant understands that only those tenants named on the rental agreement live in the unit. Any other un-authorized tenants living in the unit is cause of eviction.

The following requirements are necessary in order to complete the application process:

1. An application filled out by each adult over the gae of 18.

2. A non-refundable $25.00 (twenty-five dollars) to order the credit report.

3. A valid identification such as; driver's license, military ID, passport, cedula consular etc.

4. 3 recent pay stubs. (Applicants must make at least 3 times the amount of the rent for the apartment which they are applying for.)

All of the requirements mentioned above must be completed for the application to be processed. Please have all the requirements with you when you come into our office.

PLEASE NOTE:

If your are applying for an apartment in advance of the existing tenant vacating, please be aware that the date the aprtment becomes available is subject to change, dure to existing tenant schedule and the needs of unit turnover without prior notification.

If you have been previously evicted, your application will be denied, but you have the right to receive a copy fo your credit report.
